Receive 2.5% Of The Total Sale Price Back At Closing – In Addition to Builder Incentives!

Use your rebate for closing costs, a rate buydown or cash at closing!

Many Texas homebuyers are surprised to learn they can receive thousands of dollars back when buying a new construction home. With Texas Homes 2.5% Rebate, buyers receive a new construction home buyer rebate equal to 2.5% of the total purchase price, which can be used towards closing costs, a rate buy-down, to reduce the price of the home, towards upgrades or lot premiums (with builder approval) or credited at closing, on any new construction home, through any builder, anywhere in Texas.

The new construction home buyer rebate comes from the builder-paid realtor commission that is already built into the price of the home. When you work with a Realtor who offers rebates, a portion of that commission can be returned to you instead of staying with the builder or going to the agent. The rebate is paid in addition to builder incentives and can be used for closing costs, a rate buydown, or cash at closing. Real estate rebates are legal in Texas, and our process is simple and transparent, giving buyers peace of mind knowing they made a smart financial decision and kept more of their hard-earned money in their pocket, where it belongs!

Texas Homes 2.5% Rebate has been serving Texas buyers for 30 years. With an A+ Rating with the BBB and over 400 5-star reviews on Google you can feel comfortable that you’re working with true professionals.  To ensure your rebate is protected, be sure to reach out to us before signing a contract with a builder or agent. Please feel free to call anytime. I’m always happy to answer questions and walk you through the process!

    What is a Homebuyer Rebate?

Texas is a great state to buy or build a home, and Texas law allows real estate rebates to be offered legally.  If you’d like a full explanation of how real estate rebates work in Texas, we break it down step-by-step on our How It Works page.

When a new home is built or sold in Texas, the realtor who represents the buyer typically makes a commission of 3% of the sales price of the home. Texas Homes 2.5 Percent Rebate simply rebates the buyer 2.5% of the sale price of the home which comes from the commission the builder pays the real estate broker. I keep 0.5% for facilitating the transaction. Hence, over two-thirds of the realtor’s commission is credited back to you, the homebuyer. This applies to any new construction home; through any Texas home builder or contractor. The credit can either be applied to your closing costs, used to pay for upgrades, lot premiums, appliance packages, reducing the price of the home or buying down points for a better interest rate.  Call me and we can discuss the best options for you!

What Can You Do With the Rebate?

    • Pay down your mortgage
    • Cover your closing costs
    • Pay for upgrades
    • Buy down points for a lower interest rate
    • Buy furniture for your new home
    • Purchase new appliances

This rebate comes directly from the agent’s commission. The rebate doesn’t interfere with any builder incentives offered to the buyer. In fact, it’s given in addition to builder incentives. This is simply a way for you, the homebuyer, to access money that you’re already paying toward the purchase of your home.

Plus, the 2.5% rebate is tax-free!  You will not be issued a 1099 for the return of funds.  The IRS considers real estate rebates to be a reduction in the price of the home, not taxable income.

Why Does Texas Homes Offer This Rebate?

Because we deal in volume sales and understand how expensive it can be moving into a new home, Texas Homes offers this win-win-win program – everyone benefits, especially you.

    • Homebuyers – Receive a 2.5% cash back rebate – Thousands of Dollars!
    • Texas Homes 2.5% Rebate – Earns 0.5% for facilitating the transaction.
    • Builders – Sell more homes.

When we all work together, everybody wins. And if you love the program, please tell your friends and family about it.

When you buy a new Texas home directly through a builder, there is typically less time involved for the Realtor. The builder’s on-site sales team handles the showings and much of the paperwork. That efficiency allows us to reduce the commission we keep and pass the savings back to you as a rebate.

Texas Homes 2% Rebate is committed to putting money back into the hands of Texas homebuyers!

The internet has drastically changed the way real estate is bought and sold. Today’s consumers have nearly limitless information at their fingertips and are more educated about the communities they are interested in. Much of the research done by the buyer saves a real estate agent time and expense – and we pass that savings back to you in the form of a rebate. Now you can be rewarded for the research you’ve done prior to purchasing your home.
